The marketing of your business is ultimately up to the business owner. The city and county are not marketing organizations. The Table Rock Lake Chamber of Commerce is the DMO (Destination Marketing Organization) for Stone County. By becoming a member of the Chamber you are included in their efforts to grow the area's visitation.

It is recommended that you become involved in the community. Word of mouth is a strong business tool, and through community involvement, you will have the opportunity to meet residents, support area efforts and gain business brand recognition.

What is my tax rate?

If I want to remodel or build, what permits do I need?

Building codes will vary from city to city. A permit is generally required for remodeling projects that involve changes to the building's existing footprint, electrical system or plumbing. A permit is also required for any new builds. Before beginning a build or remodeling project refer to city officials (if within city limits) or Stone County Planning & Zoning for questions and/or applications.

What does it mean if I have a septic tank?

Can I rent out my property for nightly rental on VRBO, Airbnb or other method?

What does it mean that Table Rock Lake is operated by the US Army Corps of Engineers?

Can I build or clear land along the shoreline?

U.S. Army Corps of Engineers permits are necessary for any work, including construction and dredging, in the Nation's navigable waters. The Corps balances the reasonably foreseeable benefits and detriments of proposed projects, and makes permit decisions that recognize the essential values of the Nation's aquatic ecosystems to the general public, as well as the property rights of private citizens who want to use their land.

Building Permits

A permit is generally required for remodeling projects that involve changes to the building's existing footprint, electrical system or plumbing. A permit is also required for any new builds.

If your project is located within a city's limits, you will need to review the codes and permits for that city in addition to Stone County's codes and permits. Building codes will vary from city to city. Before beginning a build or remodeling project, refer to Stone County Planning & Zoning for questions and/or applications.

Nightly Rentals

A property must be properly zoned for commercial use by both the county and a city (if located within city limits). Permits from area agencies such as the Stone County Health Department and Fire Department will also be required prior to beginning operation.

Water:

Investigate available water source: city, community or private well. Information should be stated in real estate listing.

Sewer:

There are specific regulations in Stone County for septic tanks to foster a safe and healthful environment. Refer to the Stone County Health Department with directives on the steps you should take if you’re buying or selling property with a septic tank. The Stone County Health Department can be reached at (417) 357-6134.

When building, Stone County Planning & Zoning Department will want to inspect the sewer system and may require a perk test to determine the type of system suitable for your property.

Road Access:

Do you wish to place an entrance to your property along a city, county or state roadway?

Regulations and permits may be required and will be determined by who (state, county or city) maintains the roadway.
If you wish to place a driveway along a MoDOT roadway, traffic surveys and approval will be required from MoDOT. A property surveyor or commercial property attorney can assist with MoDOT regulations.
